Why Plaster Problems Like Cracks, Holes and Bulges Appear

It is an unfortunate truth that plaster problems are common in American homes and commercial buildings, because gypsum plaster is not very elastic.

Anything that causes movement in the underlying structure is likely to lead to cracks and other problems showing up in the ceilings or walls.

Potential causes:

*** inadequate framing. Can cause ceilings to sag. See SAGGING CEILINGS.

*** expansion and contraction of framing members with the seasons. Less of a problem in well-insulated houses.

*** foundation weakness or failure.

*** dryrot, termites, carpenter ants in sills, beams, studs, etc.

*** inadequate backing, such as old wood lath or fiberboard (link)

*** moisture from plumbing leaks or outside sources.

*** external vibration. Sonic booms, rail or truck traffic, earth tremors.

If your ceilings or walls have large open cracks, more than simply hairline, and running some distance along the surface, you would be wise to find a reliable carpenter/contractor and get him to evaluate your situation.

Obviously, not every crack means you have major plaster problems. But if you have a lot of movement in your structure, you need to know that and see what remedies are available. It's not likely to get better on its own.

Most of the plaster problems I face involve cosmetic cracks and other defects. These I can treat and solve without having to employ a skilled carpenter.
